Historical Depth

Complete EPC Register

20M+ certificates from official government registers. Domestic, non-domestic, and Display Energy Certificates. Full historical record with multiple assessments per property.

Dual Rating System

Both letter grades (A-G) and numerical SAP scores (1-100) for precise filtering. Current ratings show today's efficiency; potential ratings reveal improvement opportunity.

Running Cost Analysis

Annual heating, hot water, and lighting costs in pounds. Compare current vs. potential to quantify savings. Essential for rental yield calculations.

Overview

Access the most comprehensive Energy Performance Certificate database in the UK, covering over 20 million domestic and non-domestic assessments across England, Wales, and Scotland. Each certificate contains detailed energy efficiency analysis including current and potential ratings (A-G), numerical efficiency scores (1-100), annual running costs, CO2 emissions, and component-level assessments for walls, roof, floor, windows, heating, and hot water systems.

Our EPC data integrates directly with the Property Index, enabling energy-aware property analysis for valuations, portfolio screening, retrofit planning, and regulatory compliance. With MEES regulations requiring minimum E ratings for rental properties and net-zero targets driving market premiums for efficient homes, EPC data has become essential infrastructure for property intelligence.

Use Cases

1

MEES Compliance Screening

Screen rental portfolios for Minimum Energy Efficiency Standard compliance. Properties rated F or G are unlettable without exemption. Identify non-compliant assets before they become stranded.

Lenders
2

Retrofit Investment Analysis

Compare current vs. potential ratings to quantify improvement opportunity. Running cost savings justify retrofit investment. Target D-rated properties upgradeable to B/C for maximum value creation.

Developers
3

Green Mortgage Underwriting

Factor energy efficiency into mortgage risk models. A/B rated properties retain value better. Lower running costs improve affordability calculations. ESG-compliant lending requires EPC data.

Lenders
4

Carbon Footprint Reporting

Aggregate CO2 emissions across portfolios for ESG disclosure. Track decarbonisation progress over time. Identify highest-emission assets for prioritised intervention.

Investors
5

Property Valuation Enhancement

Energy efficiency increasingly material to property values. Premium properties command higher prices. Running costs affect rental yields. EPC provides standardised quality signal.

Valuers
6

Tenant Cost Transparency

Disclose estimated running costs to prospective tenants. Required at marketing under Consumer Rights regulations. Differentiate efficient properties in competitive markets.

Frequently Asked Questions

How often is EPC data updated?
England and Wales data is updated daily as new certificates are lodged. Scotland data is released quarterly. We import new data automatically and make it available within 24 hours of government publication.
What is the difference between current and potential ratings?
Current rating reflects the property's energy efficiency today. Potential rating shows what could be achieved with the recommended improvements. The gap indicates retrofit opportunity.
Do you include commercial/non-domestic EPCs?
Yes. We import domestic EPCs, non-domestic EPCs, and Display Energy Certificates (DECs) for public buildings. Non-domestic assessments use different methodology but follow the same A-G rating scale.
How do SAP scores relate to letter ratings?
SAP scores map to letter bands: A (92-100), B (81-91), C (69-80), D (55-68), E (39-54), F (21-38), G (1-20). The numerical score enables more precise filtering than letter grades alone.
What is MEES and why does it matter?
Minimum Energy Efficiency Standards require rental properties in England and Wales to have at least an E rating. Properties rated F or G cannot be let without registered exemption. MEES is expected to tighten to C by 2028-2030.
How far back does historical data go?
EPCs became mandatory in 2008 for sales in England and Wales. Our database contains the complete register since inception. Certificates are valid for 10 years but remain in the register indefinitely.
How do you match EPCs to properties?
We match certificates to our Property Index using address parsing and UPRN lookup. Match rate exceeds 95%. Unmatched certificates remain accessible via postcode search.
