Title extractions flag what a buyer must know and say what a stated price is

Title extractions add alerts for facts no single register entry states, say whether a stated amount is a price, a value or a lease premium, and retry failed extractions.

Added

  • The payload from GET /v1/title-deeds/{titleNumber} adds alerts: facts a buyer needs that no single register entry states, found by reading entries together or comparing a date with today. Each alert has a kind, a plain-English message and a sourceEntryRef pointing to the register entry behind it, which can be null. The kinds are lease_term_ended, divided_by_floor, value_not_price, price_covers_other_titles, lease_premium, nominal_price, possessory_title, qualified_title and good_leasehold_title. The list is empty when none apply.
  • pricePaid.basis says what the stated amount is: price for a price paid on a sale, value for a value stated where no price was paid (a gift or a transfer into joint names, which you should not show as a price), or lease_premium for the premium paid on the grant of a lease.

Changed

  • Restrictions and notices in HM Land Registry's standard forms, such as form A, B or P restrictions, bankruptcy notices and home rights notices, carry reviewed explanations of what the form means for the owner. Other explanations keep every limit the entry states.
  • An extraction that fails for a reason a later attempt can clear is retried automatically for up to 24 hours, so a title that reports failed can move to complete without a new call from you.
  • Payloads built under this release carry promptVersion v3. For a title you already hold, calling POST /v1/title-deeds/{titleNumber}/purchase-async rebuilds an earlier payload under the current version from the register already on file, with no charge.
