Sale estimates from POST /v1/avm/predict-by-location come from a new national valuation model.
For a sale valuation, confidenceInterval is a nominal 80 per cent range and confidenceScore runs from 0 to 1, and both are calibrated against the prices properties actually sold for. The range is not always centred on estimatedPrice. This applies to POST /v1/avm/predict, POST /v1/avm/predict-by-location and POST /v1/avm/analysis. Rental ranges are unchanged.
POST /v1/avm/predict-by-location can value more homes, including those whose record gives only a general property type.
Sending a propertyType of unknown to POST /v1/avm/predict-by-location values the property as the type we hold for that location. If the property is not one a sale valuation covers, such as an office or a care home, the request returns 400 with the code invalid_property_data.
Valuations of retirement properties reflect the retirement market more closely.
Each month in the history block of POST /v1/avm/analysis is valued only on evidence available before that month.
Estimates, history values, and the change6Month, change12Month and trend figures can differ from those returned for the same property before this release. The response shape is unchanged.
