Title extractions separate registration and deed dates, and add property rights and the price paid

Title register entries carry the deed date beside the registration date, and extractions add Property Register rights, the price paid and a free refresh for titles you hold.

  • date means the same thing on every register entry returned by GET /v1/title-deeds/{titleNumber}: the date the entry was made in the register, taken from the (dd.mm.yyyy) prefix the register prints. This applies to registeredCharges.other, restrictions, covenants and notices. Each of those entries also carries instrumentDate, the date of the deed the entry refers to (the conveyance, transfer, lease or charge that created it), or null when the entry names no deed. A 1981 covenant registered in 1998 reads instrumentDate 1981-08-26 and date 1998-06-26. To migrate, if you show date on registeredCharges.other as the date of the charge itself, read instrumentDate instead, and label which of the two dates you display. Mortgage charges keep their existing registrationDate and chargeDate pair.
  • originalParties on registeredCharges.other lists the parties the entry names, verbatim and in the order the deed gives them, and is an empty array when the entry names nobody. To migrate, handle an empty list rather than reading the first element unconditionally.
  • The payload adds propertyRights: every Property Register entry other than the estate description and the lease particulars, such as easements, drainage and access rights, party-wall provisions and exceptions. Each right has a nature of benefit (a right this land enjoys over other land), burden (a right other land enjoys over this land), both or provision, plus a short title, date, instrumentDate, the verbatim rawText, a plain-English whyThisMatters and its sourceEntryRef. summaryCounts.propertyRights gives the count.
  • The payload adds pricePaid, the price-paid entry from the Proprietorship Register: amountPounds in whole pounds, the date the price is stated to have been paid, the entry's registrationDate, its rawText and sourceEntryRef. It is null when the register records no price, which is common on older titles, gifts and some leasehold grants.
  • Mortgage charges in registeredCharges.active and registeredCharges.discharged carry alsoAffectsTitles, the other title numbers the same charge is registered against, so a charge over several titles can be followed across them.
  • registerAsOf is the instant the official copy states it shows the register at, as an ISO 8601 UTC timestamp.
  • The documents list on each poll reports the current status of the register and title plan files (pending, uploaded or failed), so a file that has finished uploading reads uploaded on your next poll.
  • Calling POST /v1/title-deeds/{titleNumber}/purchase-async for a title you already hold, where the stored extraction was produced under an earlier payload version, re-extracts it from the register already on file. There is no charge and no new request to HM Land Registry. The call answers already_owned true with status analysing, and you poll as usual for the refreshed payload, whose promptVersion identifies the version it was built under.
